Two Favorite Eateries to close in NYC | Print |  E-mail

New York City real estate as we all know is under constant development. Higher buildings, modern technology, more living space - the demand is constant and developers continually compete to keep up. But in this race to meet the demand, what happens to the little guy? What happens to some of the establishments whether they be restaurants or retail that have been around for decades? The ones who have struggled and survived only to succumb to the real estate developers? Well, they yield to the real estate giants and close their doors.

Two recent reports of such establishments closing prompted these thoughts. TopNYCapts.com would like know if any of your favorite spots closed down due to real estate development.

Note: We are by no means against real estate development as it does boost the economy in numerous ways.

Reported last week in the Times, Copeland's a much favored soul food restaurant in Harlem, served its last brunch on July 29th. Many of Copeland's customers were saddened by the closing and will miss not getting their "fix" of comfort food. With the ongoing gentrification of Harlem and the demand for healthier food, the restaurant was struggling. So, after nearly half a century, Mr. Copeland has closed his doors and will start a new career, though he has not stated what that will be.

The Times also reported today that another favorite diner will be closing in a few weeks. The Gardenia, a diner along a stretch of Madison Ave in Manhattan will be closing its doors. Though set amongst designer boutiques and stores, the Gardenia was one of the few inexpensive places to eat on Madison Avenue. The owners of the diner and the brownstone that the Gardenia resides will be renovating the building and plan to lease it to a top dollar tenant.

Favorite restaurants, favorite hang outs, legendary places. Unless appointed as a historic landmark, these places seem to get pushed out by the giant that is the NY real estate market. But what can one do but recall the good times and wonderful food that these places brought to their lives?

TopNYCapts.com posted a profile some time ago about the new condominium, The Element. We came across an article that the Element is "going green" with some help from developers.

Though the building's developers are plugging a so-called green philosphy for the building, they are not referring to a pesticide free roof top garden or energy efficient windows. The building itself has no environmental certifications. Instead, the developers are offering their residents environmentally friendly services.

Together with Whole Foods Markets, John Masters Organics and Green Apple Dry Cleaners, residents at The Element will be provided "green services" that will offer such amenities as a delivery service for organic wines from the Whole Foods Markets.

The Spa at the Element will feature products from John Masters organics and of course Green Apple Dry Cleaners, who have partnered with other condominiums around the city, will be providing their dry cleaning services that are done with carbon dioxide instead of hazardous chemicals.

A sales and marketing agent for The Element has stated that though they could not specify exactly that the "green amenities" were the deciding factors for many of the condo buyers, it surely provided an incentive for buyers to look more closely at the building.

According to an analysis of new census dayta, a big percentage of NYC homeowners are having to spend more of their income on mortgages and rents.

Homeowners in Brooklyn and renters in the Bronx seem to be dealing with the heaviest costs. Many of these residents are having to spend at least half if not more out of their income to live in their homes.

Brooklyn has the highest percentage of homeowners who spend half of their income on a mortgage. The 31 percent is the highest in any large county in the state. 32.9 percent of the rental households in the Bronx are paying similiar costs, the highest in the city.

This analysis was taken from the Census Bureau's 2006 American Community Survey that was released yesterday.
